Over the past three months—from July to September 2021, private houses in the suburbs of Kyiv, Kharkiv, Odesa, Dniro, and Lviv have gone up in price by an average of 3—5%, depending on the location, area, and technical condition. The price rise for 9 months amounted to 10—12%.
According to Yuriy Pita, the President of the Association of Real Estate Specialists (Realtors) of Ukraine, the highest price rise was in the segment of houses with an area of up to 150 sq. m, located at a distance of up to 20 km from the city limits. The cost of the rest of the properties increased insignificantly—within 2.5—3%.
"Over the past 3 months, the market of private estates has shown a slowdown in the growth rate of their value. At the moment, the demand for private houses has been realized by almost 90%," the expert noted.
At the same time, from the second half of 2021, the demand for private houses gradually began to decline—from July to September, the number of potential buyers decreased by 10%. Therefore, by the end of 2021, the price situation in the segment of private estates will remain stable with insignificant price fluctuations within 1.5% for small houses.
"According to the forecasts of Association of Real Estate Specialists of Ukraine (ARESU), the cost of private houses is the maximum for the existing demand. And further price increases will not be economically justified. Price stability can last until April 2022," he noted.
Kharkiv, Zaporizhzhia, Lutsk: The greatest demand for economy class houses
Since the beginning of the year, private houses on the outskirts of Kharkiv went up in price by an average of 15%, but today prices have stabilized. Andriy Pravdin, the Chairperson of the regional branch of ARESU, noted that modern buildings of 80—150 sq. m with a land plot of 500—10,000 sq. m of land are in the greatest demand. m. At the same time, the deficit of quality offers reaches 20%.
"The popularity of estates with such an area is caused by modern requirements for energy saving, as well as by the size of the family of 2—4 people. Convenient and close to the house location of infrastructure facilities such as, for example, transport stations, schools, supermarkets and the like are important for the potential buyers. Buyers also take into account the number of floors in the house: they prefer more one-level estates than those with 2-3 floors. All other things being equal, it is single-level houses that are more in demand," he said.
In Lutsk, according to the Association, the cost of private houses in its vicinity has increased within 10% since the beginning of the year. According to Rostyslav Ganeichuk, Chairperson of the Volyn regional department of the ARESU, the private economy-class estates with an area of up to 100 sq. m on the land plots from 200 to 600 sq. m are in the greatest demand (about 45-50%). The cost of such estates, as the expert pointed out, is comparable to the price of a 2-room apartment in new buildings.
"Of course, high demand motivates the price. Since the beginning of the year, private houses with an area of up to 100 sq. m compete with apartments in new buildings. Of course, the buyer prefers to purchase a ready-made house with utility lines and close to infrastructure facilities in a picturesque location. And there are very few such offers: so far, the supply for such parameters is 30% less than demand," he stressed.
A similar situation is reproduced in Zaporizhzhia, where from January-February to June, private houses went up in price by almost 10%. However, since the beginning of summer and until now, prices have remained stable. According to the Chairperson of the Zaporizhzhia regional department of the ARESU Dmytro Beida, by the end of the year a slight decrease in prices by an average of 3—5% is possible, but the cost of the most demanded houses with an area of up to 150 sq. m will remain constant.
