The land market will open in Ukraine in a little while. From July 1, 2021, Law No. 552 comes into force. It will allow citizens to freely sell and buy agricultural land.

Land value in Ukraine
From July of this year to January 2024, only natural persons—citizens of Ukraine will be able to acquire agricultural land. According to the legislation, the maximum size of a land plot that can be acquired by one person is 100 hectares.
The land value will be formed by agreement between the buyer and the seller. However, until January 1, 2030, the price of land plots cannot be less than their normative monetary value (NMV). It is provided by the State Service of Ukraine for Geodesy, Cartography and Cadastre (StateGeoCadastre).

A statement on the NMV of a specific land plot can be requested online on the State StateGeoCadastre website. To do this, one needs to identify oneself using an electronic digital signature (EDS), via ID.GOV.UA, BankID, or by email.
NMV is not the final land value. Such an evaluation of land plots is carried out to determine:
- the amount of land tax;
- state fees for their exchange, inheritance, and donation;
- rent charge for state and communal property land plots;
- losses of agricultural and forestry production.
The final price will also depend on other factors, such as the plot location, the region's climatic features, and the land quality. In general, the market will set the land price. Also, the opening of the market will contribute to the growth of land prices at least twofold during the first 3-5 years, Prime Minister Denys Shmyhal reported.
