Statistics of January 1: Housing prices in Kyiv new buildings hit the brakes

Prices on the primary housing market in Kyiv over the last month of 2021 increased on average by less than 1%.

According to new statistics from the portal LUN Misto as of January 1, 2022, the average price of a square meter in the new buildings increased over the last month from 34,700 UAH to 35,000 UAH per sq. m. For comparison: in November, the square meter grew by 1,700 UAH.

The minimum price for a square meter in the new buildings increased by 3% in December: from 22,000 UAH to 22,900 UAH per sq.m.

Pecherskyi is the most expensive district of Kyiv. The average cost per square meter of the new housing is 69,100 UAH per sq. m. The three expensive districts also include Podilskyi—48,800 UAH and Shevchenkivskyi—44,500 UAH per sq. m.

Desnianskyi District still holds the status of the cheapest one with 23,900 UAH (22,400 a month ago) per square meter.

At the end of 2021, The Page reported that the price per square meter in new residential complexes in Kyiv had increased by almost 20% over the year.

In December it became known that the rate of housing construction fell by 30% in Ukraine. According to the State Statistics Service, the volume of housing construction in January-November 2021 increased by 17.9% when compared to the same period of the previous year. In November, the level of housing construction increased by 3.5%, and that is much lower than in October, when there was an increase by 29.1%.
